What to Measure Before Buying Furniture, and in What Order

Knowing what to measure before buying furniture is mostly about measuring the route, not the room. The dimension that stops a delivery is almost never the one on the product page — it is a doorway, a stair turn or a hallway that is 2 in too narrow.

The order matters as much as the list. Route first, then clearances, then the object against the wall, because a piece that fits the wall perfectly and cannot enter the building has failed at the first step.

What should I measure before buying furniture, in order?

Route, clearance, wall, then the object itself.

1. Measure the narrowest point of the route in — the front door, the stair turn, the internal door frame. Diagonal width counts, since a sofa can be tipped.
2. Measure ceiling height at the tightest turn, because a tall piece has to be rotated in a space with a ceiling in it.
3. Measure the walkways the piece will create, aiming for 30 to 36 in of clear route through a room.
4. Measure the wall including skirting, radiators, sockets and the swing of any door.
5. Measure the object at its widest point, which is often the arms or the feet rather than the frame.

The diagonal is the step most people skip. A doorway 32 in wide passes a sofa considerably deeper than 32 in when tipped, and a piece that looked impossible frequently goes in without trouble once the diagonal is worked out.

Which clearances are non-negotiable?

The ones that make a room usable rather than the ones that make it look right.

The dining row is the most frequently broken. A table that fits the room with 24 in behind it works until every chair is occupied, at which point nobody at the wall side can leave without the whole row moving.

Drawer swing is the second. A chest of drawers 20 in deep needs a further 20 in to open and a person's depth beyond that, which is why a corridor is the wrong place for one.

How do I test a size without owning the piece?

Tape the footprint on the floor and leave it for a day.

1. Mark the exact outline in masking tape at the piece's widest points, feet and arms included.
2. Add a box or a stack of books at the piece's height beside the outline, for the vertical half of the answer.
3. Walk the room's main route 3 or 4 times over the day rather than judging it once.
4. Open every door and drawer that will share the space with it.
5. Leave the tape down for 24 hours before ordering, since collisions show up in use rather than on inspection.

Masking tape at the exact outline costs 10 minutes and answers questions no photograph can: whether the walkway survives, whether a door still opens, whether the room still works with that rectangle in it.

For height, a cardboard box or a stack of books at the right height beside the tape gives the vertical part of the answer. A piece 36 in tall against a window sill at 32 in is a problem that only appears at full height.

Leaving the tape down for 24 hours is the part that matters. Walking around an outline several times over a day reveals the collisions that looking at it once does not.

What should be measured for wall pieces?

Depth, wall width including obstructions, and the spacing between fixings.

Depth is the one that decides usefulness. At 3.5 in a shelf holds most small ceramics, framed photographs, paperbacks on their edge and a plant in a compact pot, and it does not project into a walkway.

Wall width has to include what is on the wall rather than only the plaster. Sockets, switches, radiators and the door swing all reduce the usable run, and a wall measured at 10 ft may have 7 ft that can actually carry anything.

Fixing spacing is the third, and it is the one people discover mid-installation. Keyhole hangers set at a fixed distance have to land where the wall can take a screw, which is a real constraint on lath, on old plaster and near a stud.

What gets forgotten most often?

The lift, the turn at the top of the stairs, and the height of the skirting.

Lifts are the classic. A lift car 4 ft deep with a 30 in door will not take a sofa that fits both the doorway and the room, and the alternative is a stairwell nobody measured.

The stair turn is the second, and it is a three-dimensional problem rather than a width one. The available space at a half-landing depends on width, depth and ceiling height together, which is why professional delivery teams ask for all three.

Skirting is the small one with visible consequences. A piece designed to sit flush against a wall stands 0.5 to 1 in proud of it wherever the skirting is deeper than expected, and against a run of low shelving that gap is obvious.

Radiator position is the last. A piece placed over a radiator blocks the heat and takes the drying, and moving a radiator is a plumbing job rather than a decorating one.

What I'd do

Measure the route before the room, and tape the footprint before ordering.

Those two habits prevent nearly every expensive measuring failure. A piece that will not come up the stairs is a full refund at best and a restocking fee at worst, and it is discovered on a day when two delivery people are standing in the hall.
